We believe that you should know up front what is needed to qualify to rent from us. We know your time is valuable and we don’t want to waste your time. Here are our guidelines:
Your FICO score plays a large factor in determining if we can rent to you. The higher your FICO score the easier it is for us to qualify you subject to the other qualifications below. We will consider anyone with a FICO score of 500 or higher, however the lower your score the harder it is to qualify you. If you have no FICO score, you will need to provide additional paperwork to substantiate your ability to pay the rent. It is our experience that the higher your FICO score, the more likely you are to pay the rent.
- You should be at your current job at least one year.
- Your gross monthly income should be at least 3 times the rent amount.
- You should be at your current residence at least 1 year on a lease or rental agreement. This must be verifiable. Your landlord should not be related to you, such as family, friend, roommate, etc.
- No evictions
- No landlord collection accounts
- No utility collection accounts
- No sex offenders
- No co-signors
- No vouchers
- Felonies will be considered. We are revising our policy regarding felonies due to the HUD guidelines issued in April 2016, please call to discuss any felonies.
We can make certain exceptions to the job, monthly income or residency requirements. Please let us know upfront.
Other Terms & Conditions:
If you appear to meet these guidelines that does not guarantee that we will rent to you. We must review the whole credit worthiness of all applicants. Not all will qualify. We run a background check on all adults that will be residing in the unit. We check credit, criminal, eviction, SSN verification, sex offenders, verify current and prior tenancy, verify current employment, among other things. We can only rely on the FICO scores provided by the service company we use, which means we must run your credit. We cannot use credit reports or FICO scores provided by you.
The application fee for each applicant is $25.00. ALL APPLICATION FEES ARE NON-REFUNDABLE. All adults (anyone 18 years or older) that will be residing in a unit will need to complete an application. We strongly encourage you to be completely honest on your application. We don’t want to take your application fee and disqualify you. We do not make any money on the application fee. We pay a company to pull your credit information and the fee just barely covers that cost. We want qualified applicants. The whole process of us prequalifying you over the phone, meeting you at the property, accepting the application, etc. is all part of the qualification process. We will ask you the same qualifying questions multiple times and the application will ask the same. If you are not truthful on the application you will be disqualified. Your application will expire 30 days from the date that you sign the application.
Pet Requirements For Units (Apartments, Duplexes, Triplexes, Fourplexes, Condos, Townhouses):
We do allow a pet based upon the following terms and conditions. Maximum of one pet per unit. No puppies or kittens. Pet cannot weigh more than 30 pounds. No aggressive breeds. Pet must be legal in the state of Tennessee. Pet must be spayed or neutered. Pet must be an indoor pet. A $250 fully refundable security deposit is required. We reserve the right to deny any pet. Legitimate service animals are exempt. There will be an additional rent of $25 per month for the privilege of having a pet.
Pet Requirements For Homes (Single Family Residences):
Requirements are slightly relaxed on homes. Each home may have different requirements so please ask about them. In general we will allow up to two pets. No size or weight requirements. The deposit and pet rent is per pet. All other terms apply from the Pet Requirements for Units paragraph above. Ask first about the exact pet requirements for home you are interested in.
